The Collective at One Sophia is the residential component of One Sophia, at 1A and 1B Sophia Road in District 9 (CCR): 367 residential units in two blocks of 19 storeys, on a 99-year leasehold from 6 Dec 2023. Its housing developer is Sophia Residential Pte. Ltd. (UEN 202143194G) together with Sophia Commercial Pte. Ltd. (UEN 202143184N), the two companies holding Developer Licence C1468, which covers the 367 homes and One Sophia’s 249 commercial units. The architect is ADDP Architects, with studioMilou as design architect; the landscape architect is Tinderbox Landscape Studio, the main contractor is China Harbour Engineering Company, and the project account is held with DBS Bank Ltd.
The site is the former Peace Centre and Peace Mansion, acquired in a collective sale by private treaty for $650 million, the offer accepted on 3 December 2021, and granted a fresh 99-year lease. Sophia Residential Pte. Ltd. and Sophia Commercial Pte. Ltd. are joint venture companies of SingHaiyi (merged with CEL Development) and Ultra Infinity (KSH Holdings, SLB Development and Ho Lee Group). At the acquisition the three shareholders were announced as CEL Development Pte. Ltd. with 40%, Sing-Haiyi Crystal Pte. Ltd. with 30% and Ultra Infinity Pte. Ltd. with 30%, Ultra Infinity being held one third each by a KSH Holdings subsidiary, SLB Development and Ho Lee Group. CEL Development has since merged with SingHaiyi.

SingHaiyi Group Pte Ltd is a real estate group working in property development, investment, hospitality and management services across Singapore, Australia/New Zealand, the United States, Malaysia and The Maldives. Formerly listed on the SGX Mainboard, it has merged with CEL Development, which at the December 2021 acquisition of the One Sophia site was a wholly owned subsidiary of Chip Eng Seng Corporation.
SingHaiyi’s part in One Sophia runs through two of the three shareholders announced at the acquisition: CEL Development Pte. Ltd., with 40%, and Sing-Haiyi Crystal Pte. Ltd., with 30% and held equally by SingHaiyi Realty and Haiyi Properties. One Sophia and The Collective at One Sophia are among the group’s ongoing projects.
Its other ongoing projects in Singapore include SORA Condo, Grand Dunman, TMW Maxwell, Skywaters Residences and Vela Bay, 515 units on a 99-year leasehold at 1 and 3 Bayshore Walk. Its completed projects include Kopar at Newton, 378 units completed in 2023, with Parc Clematis, Parc Komo, Park Colonial and High Park Residences.

KSH Holdings Limited is a construction, property development and property investment group, incorporated in 1979 and listed on the Mainboard of the SGX-ST since 8 February 2007. It holds an A1 grade under BCA’s CW01 category, which allows it to tender for public sector construction projects of unlimited value, and an A2 grade under CW02, covering public sector tenders of up to $105 million.
